What must be in a deal pack
Public teaser versus gated file. If a line is missing, the pack is not finished.
A pack is finished when a competent buyer can decide to instruct or walk without a 40-minute story. Calls exist to close gaps in a file, not to replace it.
Public face
Photo, town, tags, price, GDV or NIY, yield or WAULT, BMV or cap band, status, teaser risks. That is the card. No full address. No vendor gossip.
Gated file
Full address, vendor context, works schedule, comps, title notes, per-deal fee, PDF. Issued after mandate and AML. If any of those lines is “we will cover that on the call”, the pack is not finished.
