IWMI Property Ltd sources and packages off-market UK residential and commercial investments. You see the numbers before you speak to anyone. We charge a sourcing fee. We do not give financial advice.
- Mandate. Name, email, mobile, who you are, capital band, product, regions. That is the investor form. If the mandate is owner-occupier, 100% finance, or a promised return, we stop.
- Match. You receive a pack or a sample that shows format. Public pages never carry a full address.
- Read. Price, GDV or NIY, yield or WAULT, BMV or cap, teaser risks. If you will not read it, we will not narrate it on a call.
- Instruct. Fee terms (see fees), AML, then the gated file: address, vendor context, works, comps, title notes, PDF.
- Introduce. Principals, solicitors, valuers as the deal requires. We source and package. We do not lend, and we do not complete as your adviser.
