A sourcing fee. Shown on all-in, not hidden in yield.

We charge a sourcing fee. We do not give financial advice. Per-deal fees live in the gated pack, not on the public card.

Worked example — BTL terrace (sample numbers)

Same shape as the Lancashire BTL sample pack. Figures below are a teaching case, not a live offer.

£4,500 + VAT is illustrative until the engagement letter. The all-in of £194,650 is the model used on this page so the yield has a denominator. Do not treat it as a quote.

What breaks it: void · capex overrun · rent 10% light. Rent 10% light is £1,035 pcm → £12,420 a year → 6.4% on the same all-in.

Gross yield ignores finance, tax, management, voids and maintenance. It is a packing number, not a return promise.

How the fee is charged

The sourcing fee is payable on instruction or exchange as set in the engagement letter. The trigger date and VAT treatment are set in that letter, not on this page. We do not net the fee out of a published yield to make the card look tighter.
