Red flags on sourced deals
Refuse lists exist because some buyers, and some packs, waste everyone.
Red flags sit on both sides of the table.
On the pack
- Yield with no denominator (price? all-in? net of a silent fee?)
- GDV with no works schedule
- HMO yield with no licence line
- Commercial NIY with no WAULT or repairing shape
- Pressure language: fake urgency, once-in-a-lifetime, and the rest of the banned list
- A call required before any number
On the buyer
Owner-occupier looking for a house. 100% finance. A demand that returns are promised. A refusal to read. Those are not “leads”. They are a mismatch. We publish the refuse list so the form is not a debate.
