Off-market UK deals versus Rightmove

What you actually buy when a pack is not a public listing — and what you still have to verify.

Rightmove is a public shop window. An off-market pack is a file that reached you because a vendor, an agent, or a sourcer did not want that window. That is the whole distinction. It is not a quality badge.

What “off-market” does not mean

It does not mean cheap. It does not mean hidden because the numbers are excellent. It often means: the vendor will not tolerate 30 viewings; the asset is tenanted; the title is a conversation; the works are obvious; or the selling agent will only circulate a closed list.

What you still underwrite

The same things you underwrite on a listing: price versus GDV or NIY, yield versus voids, title, planning use, licence, covenant, capex. The pack should make those lines visible. If a sourcer will only “jump on a call”, they do not have a pack.

Public cards on this site show town, not street. Full address sits in the gated file after mandate and AML. That is slower than a Rightmove pin. It is also how you avoid advertising a vendor’s distress to the street.

How we use portals

Portals are comps and a check that the same asset is not already being shouted. They are not the inventory. If a sample card on /deals looks like a listing photograph, it is still marked SAMPLE — pack format until the status says LIVE.

Refuse list still applies: owner-occupiers, 100% finance, guaranteed-return buyers, anyone who will not read a pack. Off-market is not a workaround for those.
